Renovation and Refurbishment Guidelines

Ensuring Responsible Renovation Practices

1. Advance Intimation:
Flat owners must inform the Society in writing well in advance about any whitewash, renovation, or refurbishment activities they plan to undertake.


2. Charges and Refund Policy:
For renovation or whitewashing activities:

  • A charge of ₹2,000 is applicable for the first month, out of which ₹1,000 is refundable upon satisfactory completion of the work.
  • If the renovation continues beyond the first month, a charge of ₹1,000 per month will be levied for every subsequent month until the work is completed.
The refundable amount may be adjusted to cover damages caused to Society infrastructure. If damages exceed the refundable amount, additional charges will be levied.


3. Additions and Alterations:

  • Additions or alterations in common areas (corridors, stairs, etc.) are strictly prohibited.
  • Alterations to the basic elevation of buildings, including paint or color changes on outer walls, are not allowed. Non-compliance will result in the owner being required to restore the original state at their own cost and responsibility.


4. Cleanliness and Waste Management:

  • Owners are responsible for maintaining the cleanliness of common areas, such as corridors and lifts, during renovation. If not maintained, the Society will arrange cleaning, and the cost will be charged to the flat owner.
  • Concrete waste, garbage, and other debris generated during renovation must be removed weekly. Failure to do so will result in the Society removing the waste at the owner's cost and responsibility.


5. Use of Common Areas:
Renovation activities are not permitted in common areas like rooftops or stilt parking spaces. If these areas are used, reasonable charges will be levied as determined by the Managing Committee.


6. Timings for Renovation Work:
Renovation activities are restricted to 8:00 AM to 6:00 PM to minimize inconvenience to residents. Workers must leave the premises by 6:00 PM daily. Work beyond this time is not permitted.


7. Entry and Exit of Workers:
Owners must ensure that all workers’ entry and exit are recorded at the Society's entrance. The Society reserves the right to deny entry to workers whose details are not recorded.


8. Worker Behavior:
Workers are expected to maintain proper decorum within Society premises. Any worker found misbehaving or engaging in undesirable activities will be asked to leave immediately.


9. Overnight Stay:
No worker is allowed to stay overnight in the Society unless prior written permission has been obtained from the Hon. Secretary.


These guidelines aim to ensure responsible renovation practices while maintaining harmony, cleanliness, and safety within the Society premises. Compliance with these rules is mandatory to avoid inconvenience and additional charges.
